Markham Real Estate Market Update: Prices, Sales, Inventory and Days on Market

The headlines describe the whole region. Your decision depends on Markham, your type of home, and your timing. Here is what the latest TRREB numbers actually say, in plain language.

The Short Answer

Markham was a balanced market in September 2026. TRREB reported 245 sales, down 5.4 percent from September 2025, at an average price of $1,125,353, down 4.4 percent. The median price was $1,051,000. Active listings fell 10.2 percent to 1,122, or about 4.6 months of inventory. Homes sold for about 98 percent of asking and took about 34 days on average. Semi detached homes were the tightest segment, while condo apartments gave buyers the most room to negotiate.

Every month, Neeraj Moolchandani and the Kaizen Real Estate Team, one of the teams Markham families rely on most when they buy and sell, go through the TRREB Market Watch report line by line. This update shares what we see, so you can make your next move with clear eyes.

The September Numbers at a Glance

Markham had a quieter September than a year ago. Fewer homes sold, prices eased slightly, and the number of homes for sale also came down. That last point matters. When listings and sales both drop, the market stays in balance.

Prices by Home Type

An average price mixes condos with large detached homes, so it can hide what is really going on. Looking at each home type gives a much clearer picture.

Home Type Avg Price Median Price Sold For Sale Months of Inventory Sold vs Asking
Detached $1,534,139 $1,381,500 108 462 4.3 98%
Semi detached $1,019,322 $999,000 18 42 2.3 101%

Condo townhouse $829,470 $735,000 23 93 4.0 98%

Three things stand out. Semi detached homes sold for about 101 percent of asking, with just 2.3 months of supply, so well priced semis are still drawing strong interest. Detached homes are balanced at about 4.3 months. Condo apartments have the most supply at about 6.4 months, which gives condo buyers more choice and more room to negotiate.

Days on Market: What 34 Days Really Means

TRREB reports two ways of counting time on the market. The average listing sold in about 34 days. But when you count the full history of a property, including homes that were taken off the market and listed again, the average was about 50 days.

That gap tells a story. Some sellers start too high, sit, and then relist at a new price. The homes that sell fastest are usually the ones priced from real sold comparables on the first day. Time on the market is mostly a result of pricing, not luck.

  • Freehold townhouses and semis averaged about 30 to 32 days.
  • Detached homes averaged about 31 days.
  • Condo apartments averaged about 40 days, the longest of any type.

Inventory: Why Fewer Listings Has Not Pushed Prices Up

Normally, fewer homes for sale means more competition and higher prices. This fall, buyer activity also slowed. TRREB pointed to uncertainty about the economy, inflation, and borrowing costs as the main reasons buyers are taking their time.

Borrowing costs are lower than they were. The Bank of Canada policy rate was 2.25 percent at the time of writing, with the next decision on October 28, 2026. Many buyers are watching that date, and their jobs, before they commit.

For Markham, the result is a market where neither side has the upper hand. Good homes priced well still sell. Homes priced on hope tend to wait.

How Markham Compares to the Wider TRREB Market

Across all TRREB areas, September sales fell 9.0 percent from last year and the average price fell 5.1 percent to $1,006,409. The MLS® Home Price Index composite was down 4.7 percent.

Markham held up a little better, with sales down 5.4 percent and the average price down 4.4 percent. Strong school catchments, GO train access, Highway 7 rapid transit, and a large base of technology employers continue to support local demand. That is commentary on current conditions, not a promise about future prices.

What This Means for You

If you are selling

Fewer competing listings helps you. Careful buyers do not. Price from recent sales on your street, prepare the home before photos, and decide early whether you want to review offers on a set date or take offers as they come. If you own a semi or a link home, your segment is one of the tightest in Markham right now.

If you are buying

You have more time and more choice than in recent years, especially with condos. You can often include conditions for financing and inspection. The best homes in top school areas still draw competition, so be ready with a pre approval.

If you are moving up or downsizing

You are selling and buying in the same market, so the gap between the two prices matters more than the headline average. A balanced market gives you a fair chance to line up both sides.

Averages describe the city. The right decision comes from the homes that sold near you.
