Markham Townhouse Buyer's Guide: Freehold vs Condo, Fees, Shared Roads and Resale Value
Townhouses are one of the smartest ways into a Markham house. But two townhouses that look the same can be owned very differently. Here is how to compare them.

The Short Answer
In September 2026, TRREB reported a median Markham freehold townhouse price of $918,490 and a median condo townhouse price of $735,000. A freehold townhouse is usually owned outright with no monthly fee. A condo townhouse is part of a condominium, with monthly fees that cover shared items and sometimes exterior work. A third type, the freehold on a private road, is owned like a freehold but pays a smaller fee for the shared road and common areas. Compare the full monthly cost, what the fee covers, and the rules before you buy.

The Three Types of Ownership
1. Freehold townhouse
You own the house and the land. There is no condo corporation and no monthly fee. You handle all repairs, including the roof and exterior.
2. Freehold on a private road
You own your house and lot, but the road, visitor parking, and some shared areas belong to a common elements condominium. You pay a monthly fee for those shared items, usually smaller than a full condo fee.
3. Condo townhouse
You own your unit within a condominium. The corporation usually owns and maintains shared areas, and sometimes the roof, windows, and exterior. Your monthly fee pays for that, along with a share of the reserve fund.

Comparing the True Monthly Cost
A lower price can come with a higher monthly cost. Before you decide, add up:
- Mortgage payment
- Property tax
- Monthly fee, if any
- Utilities, including whether water is included
- A realistic repair budget for anything you own outright, such as a future roof
A condo townhouse with a fee may still be the better choice if that fee covers the roof, windows, snow, and lawn care that you would otherwise pay for yourself.
Shared Roads, Shared Responsibilities
If the home is on a private road or in a condo, ask your lawyer to review the status certificate. It shows the budget, reserve fund, rules, and any special assessments. Questions to ask:
- Who clears snow and maintains the road?
- What does the fee cover, and how has it changed?
- Are there rules about rentals, pets, parking, or exterior changes?
- Is the reserve fund healthy for upcoming repairs?
Many freehold townhouses also have easements, such as a path through a neighbour's yard for rear access. Read our guide to easements and rights of way.
What Helps a Townhouse Resell
- A garage and a private driveway
- A usable backyard
- Three bedrooms on the upper level
- An end unit with extra windows
- Location near schools, parks, and GO or Highway 7 transit
- Low, stable monthly fees with a healthy reserve fund
