What $800K, $1.2M and $1.8M Buys in Markham Right Now

Your budget decides more than the price. It decides the home type, the neighbourhood, and the cash you need on closing day. Here is an honest look at three common price points.

The Short Answer

In September 2026, Markham condo apartments had a median price of $535,000, condo townhouses $735,000, freehold townhouses $918,490, semi detached homes $999,000, and detached homes $1,381,500, according to TRREB. At about $800,000, most buyers are choosing between a larger condo apartment and a condo townhouse. At about $1.2 million, freehold townhouses, semis, links and some detached homes come into reach. At about $1.8 million, buyers can compete for detached homes in many of Markham's most popular family neighbourhoods.

Markham Prices by Home Type

The median is the middle sale, so half of homes sold for more and half for less. It is often a better guide than the average.

Home Type Avg Price Median Price Sold For Sale Months of Inventory Sold vs Asking
Detached $1,534,139 $1,381,500 108 462 4.3 98%
Semi detached $1,019,322 $999,000 18 42 2.3 101%
Link $1,059,671 $1,088,888 11 21 1.9 98%
Freehold townhouse $977,959 $918,490 30 147 4.9 100%
Condo townhouse $829,470 $735,000 23 93 4.0 98%
Condo apartment $574,612 $535,000 55 354 6.4 98%

Around $800,000

At this price you are well above the median condo apartment and slightly above the median condo townhouse. That opens up good choices:

  • Two bedroom and larger condo apartments, many with parking, in Downtown Markham and near Highway 7 transit.
  • Condo townhouses, often with two or three bedrooms and a small yard or terrace.
  • A smaller number of older freehold townhouses that may need updating.

Freehold townhouses and semis are usually just beyond this budget, with medians of $918,490 and $999,000. Condo apartments also had the most supply in September, about 6.4 months, so buyers here often have room to negotiate.

Around $1.2 Million

This is where many growing families land. At $1.2 million you can usually choose from:

  • Freehold townhouses with no condo fees.
  • Semi detached and link homes, which share a wall or a foundation but feel like a house.
  • Some detached homes, often older homes or homes on smaller lots, since the median detached price was $1,381,500.

Communities like Box Grove, Greensborough, Cornell and Cathedraltown are worth a close look at this level. Keep in mind that semis were the tightest segment in September, selling for about 101 percent of asking on average, so be ready to act when the right one appears.

Around $1.8 Million

At $1.8 million you are above the average detached price of $1,534,139. That means you can compete for detached homes in many of Markham's most popular family areas, such as Berczy, Wismer and parts of Unionville. Estate homes in Angus Glen and Cachet usually sit above this range.

There is one big rule change at this price. Homes priced at $1.5 million or more cannot have an insured mortgage, so you need at least 20 percent down.

The Cash You Need on Closing Day

Price is only part of the plan. Here is the minimum down payment and the Ontario land transfer tax at each price point. Markham does not charge a separate municipal land transfer tax.

Purchase Price Minimum Down Payment Ontario Land Transfer Tax Typical Home Types
$800,000 $55,000 $12,475 Condo apartment, condo townhouse
$1,200,000 $95,000 $20,475 Freehold town, semi, link, some detached
$1,800,000 $360,000 $32,475 Detached in popular family areas

Minimum down payment: 5 percent of the first $500,000 and 10 percent of the rest, up to $1.5 million; 20 percent at $1.5 million and above. Land transfer tax before any first time buyer rebate, which can be up to $4,000. Figures are illustrative; confirm with your lawyer and lender.

Also plan for legal fees, title insurance, a home inspection, and moving costs. Ask your lawyer for a full closing cost estimate before you make an offer.

How to Stretch Your Budget Wisely

  • Get pre approved first. Lenders test you at the higher of 5.25 percent or your contract rate plus 2 percent. Knowing your real number saves time and heartbreak.
  • Think about the next five years. A condo townhouse today may fit better than stretching for a house you cannot comfortably carry.
  • Compare total monthly cost. Condo fees, property tax, and utilities can change which home is truly cheaper.
  • Look at the street, not just the city. Two streets in the same neighbourhood can be very different in price and resale demand.

Try the mortgage calculator to test monthly payments at each price point.
