Markham's New Developments and Infrastructure Projects: What They Mean for Nearby Home Values

Transit lines, new communities, and a growing downtown are changing parts of Markham. Here is what is actually being built, and how to think about its effect on value.

The Short Answer

Major projects shaping Markham include the Yonge North Subway Extension, an extension of about 8 kilometres with five new stations, which completed its tunnel launch shaft in July 2026; Metrolinx's Stouffville Line GO Expansion, which plans more frequent all day service to Unionville; the continued growth of Markham Centre, home to York University's Markham campus; and new communities planned in north Markham. Better transit and amenities can support demand over time, but they do not promise any price result. Timelines can change, and construction can bring short term disruption.

Neeraj Moolchandani and the Kaizen Real Estate Team, one of the teams Markham homeowners trust to read the local market, follow city planning closely. This guide separates confirmed progress from long term plans, so you can make clear decisions.

The Yonge North Subway Extension

The extension will add nearly 8 kilometres to TTC Line 1, north from Finch Station along Yonge Street, with five new stations: Steeles, Clark, Royal Orchard, Bridge and High Tech. Several of these sit along Markham's western edge. Bridge Station is planned as a transit hub that connects subway, GO, and bus service.

  • The tunnel launch shaft was completed in July 2026, and tunnel boring is the next stage.
  • No official opening date has been confirmed, so plan around the present, not the future.
  • The City of Markham has also planned higher density growth near Yonge Street and Highway 7, including the Langstaff Gateway area.

Stouffville Line GO Expansion

Markham's four GO stations, Unionville, Centennial, Markham and Mount Joy, sit on the Stouffville Line. Metrolinx is working to turn the line into more frequent, all day service, with a goal of trains every 15 minutes to Unionville. No firm date has been published. More frequent service could make commuting easier for neighbourhoods near these stations, such as Unionville, Wismer and Greensborough.

Markham Centre: A Growing Downtown

Markham Centre, around Highway 7 and Warden Avenue, is planned as the city's downtown, with long term plans for close to 100,000 residents. It is home to York University's Markham campus, which opened in 2023, the Markham Pan Am Centre, offices, and a growing number of condo towers.

For buyers, this means more choice in condos and more amenities nearby. It also means steady new supply, which can keep competition high among condo sellers. In September 2026, Markham condo apartments had about 6.4 months of supply.

New Communities in North Markham

The city's growth plans include new communities in north Markham, along with continued building in areas such as Cornell, Victoria Square and Cathedraltown. New homes, schools, parks, and retail usually arrive in stages over many years.

What It Means for Home Values

Infrastructure can support demand over time, because people value shorter commutes and nearby amenities. But the effect is rarely simple:

  • Close, but not too close. Homes a short walk from a station often benefit most. Homes right next to construction or a busy hub may feel the noise and traffic.
  • Timelines move. Large projects can take longer than first planned. Do not pay today for a benefit that may be years away.
  • New supply matters. Growth often brings new condos and townhouses, which adds competition for resale sellers.
  • Fundamentals still lead. School catchments, lot size, condition, and street remain the biggest factors in a home's value.

Plans can add to a home's appeal over time. They should never be the only reason to buy.

This is commentary on how buyers tend to respond, not a promise about future prices.
