Markham Condo Buyer's Guide: Maintenance Fees, Reserve Funds, Parking and Resale Value

A condo is two purchases in one: your unit, and a share of the building. This guide shows you how to judge both before you make an offer.

The Short Answer

In September 2026, Markham condo apartments had an average price of $574,612 and a median of $535,000, with about 6.4 months of supply, the most of any home type, according to TRREB. That gives condo buyers choice and room to negotiate. Before buying, compare maintenance fees by square foot and what they include, review the reserve fund and status certificate with your lawyer, confirm parking and locker ownership, and favour layouts and locations that resell well.

Neeraj Moolchandani and the Kaizen Real Estate Team, one of the teams Markham condo buyers turn to for straight answers, have helped many clients compare buildings across the city. Here is what we look at first.

Condo apartments are the most buyer friendly segment in Markham right now. That means you can take your time, compare buildings, and include conditions in your offer.

Maintenance Fees: What You Are Really Paying For

Monthly fees cover the shared costs of the building. Two buildings with similar fees can offer very different value.

  • Compare by square foot. Divide the monthly fee by the unit size to compare buildings fairly.
  • Check what is included. Heat, water, hydro, internet, and parking may or may not be part of the fee.
  • Ask about amenities. Pools, gyms, and concierge service add to costs. Make sure you will use them.
  • Look at fee history. Steady, modest increases are normal. Sudden jumps can signal problems.

Reserve Funds and the Status Certificate

The reserve fund is the building's savings account for major repairs, such as roofs, elevators, and garages. In Ontario, condo corporations must have a reserve fund study done regularly to plan for these costs.

The status certificate is the key document for any resale condo. It includes the budget, the reserve fund balance, any known lawsuits, special assessments, rules, and insurance details. Ask for it as part of your offer, and make your offer conditional on your lawyer's review.

Red flags to discuss with your lawyer

  • A low reserve fund compared to planned repairs
  • A recent or planned special assessment
  • Ongoing legal action involving the building
  • Large planned fee increases
  • Rules that do not fit you, such as pet or rental limits

Parking and Lockers

In Markham, parking adds real value and helps resale. Before you buy, confirm:

  • Whether the parking space and locker are owned, or exclusive use
  • Whether they are separate titled units with their own fees and taxes
  • The location of the space, and whether EV charging is available or allowed

What Helps a Condo Hold Its Value

  • Layout. Practical layouts with no wasted hallway space resell better. Two bedroom units with a split layout appeal to families, roommates, and investors.
  • Parking. Units with parking are easier to sell in Markham.
  • Location. Buildings near Highway 7 rapid transit, GO stations, and Downtown Markham attract steady demand.
  • Building health. A well run building with a healthy reserve fund protects every owner.
  • Light and view. Natural light and an open view are hard to add later.

Buying a New Condo From a Builder?

New condos follow different rules. In Ontario, buyers of new condos from a builder have a 10 day cooling off period after signing. Read the disclosure statement carefully, and look at the occupancy period, closing cost adjustments, and possible delays. First time buyers may also qualify for GST rebates on new homes.
