Investing in Markham Real Estate: Rental Yields, Tenant Demand and Neighbourhood Selection
Good investments start with honest math. This guide shows you how Markham rents compare to prices today, what drives tenant demand, and how to choose where to buy.
The Short Answer
In October 2026, average Markham rents were about $1,924 for a one bedroom and $2,347 for a two bedroom, according to Zumper. With a median Markham condo apartment price of $535,000 in September 2026, a two bedroom rented at that level would produce a gross yield of about 5.3 percent before costs. After condo fees, property tax, insurance, vacancy, and mortgage interest, cash flow is often slim, so most Markham investors focus on long term value and tenant quality. Tenant demand is supported by transit, employers, and post secondary growth in Markham Centre.

How to Calculate Rental Yield
Gross yield is the yearly rent divided by the price. It is a quick way to compare properties, but it is not your profit.
Illustrative example
A two bedroom condo bought for $535,000, the September 2026 median Markham condo apartment price, and rented for $2,347 a month earns $28,164 a year. That is a gross yield of about 5.3 percent.
Now subtract condo fees, property tax, insurance, repairs, and an allowance for vacancy. Then add mortgage interest. In many cases the result is close to break even. This example is for illustration only and is not a forecast.
Compare at least three properties this way before you decide. Small differences in fees or rent can change the result a lot.

Rules and Costs to Know
- Down payment. Rental properties that you will not live in generally need at least 20 percent down.
- Rent increases. In Ontario, most units first occupied after November 15, 2018 are exempt from the annual rent increase guideline. Older units follow the guideline. Confirm the rules for any unit you buy.
- Tenancy rules. Residential tenancies follow Ontario's Residential Tenancies Act and the standard lease.
- Additional units. Ontario rules allow additional residential units on many lots, subject to city requirements and permits.
- Taxes. Rental income is taxable, and selling an investment property can trigger capital gains tax. Speak to an accountant.

Markham's Long Term Story
Markham's demand rests on schools, transit, employers, and steady population growth. In September 2026, condo apartments had about 6.4 months of supply, which gives investors room to negotiate today. None of this promises future prices, but it explains why many investors see Markham as a long term hold rather than a quick flip. Read about new developments and infrastructure for more context.
